The property is accessible off a private drive with a legal easement. The land is only a short drive to County Road 69 which is a county mantained gravel road. The road has limited maintainence during the Winter months. This area is roughly 30 minutes to Canon City, an hour's drive to Woodland Park, and an hour and a half to Colorado Springs. The property’s low tax burden is attributed to its agricultural zoning status and established grazing lease.

Improvements

Improvements include a small hunting-blind style cabin, wired with lighting and outlets - powered by a small generator. This would be a perfect fit as a hunting basecamp. Set up as a camping getaway it has a wood burning stove and some minor amenities, all included to make the next owner's lives easier.

Water Rights

No water well currently on the property but a domestic well can be drilled.  Surrounding properties well construction reports show roughly 200 feet to hit water and an additional 200+/- for decent production and quality. Roughly 5-10 GPM as an estimate of well production. Owner has no knowledge of agricultural water rights.

Fremont County - Agricultural Zoning - Taxes were $19 in 2024 - Current grazing lease on the property which reduces annual taxes significantly.
