The property is accessible of a private drive and via the county road frontage. The land is only a short drive to CO-69 which is a paved highway all the way to Walsenburg.

Improvements

There are no building improvements on the land but the property has partial fencing  Power poles run along the conuty road as well as along the nothern boundary of the property, allowing a new owner to pull power and build at many different areas of the property.

Water Rights

No water well currently on the property but a domestic well can be drilled.  Surrounding properties well construction reports show roughly 100 feet to hit water and 200+/- for decent production and quality. Roughly 5-10 GPM as an estimate of well production. Owner has no knowledge of agricultural water rights.

Zoning and Taxes

Huerfano County - Agricultural Zoning - Combined Property Taxes (both 40 acre parcels) based on 2024 assessments are $851 annually.  No current grazing lease on the property, but local ranchers would be interested in leasing ground which will reduce taxes.
